10 - 30 Eastbourne Terrace, W2

Bordered by Hyde Park to the south and Little Venice to the north, Paddington is the meeting point of two great canals and was once a thriving centre for trade and commerce. Since the turn of the century, a major regeneration project has been under way, covering an area the size of Soho. The result is a revitalised hub for business and retail, in an attractive waterside location next to Paddington Station and just fifteen minutes from Heathrow.

We have already played our part with the redevelopment of 10 & 30 Eastbourne Terrace. Reinvention may be a better word than redevelopment. When we first acquired the site, it comprised a cluster of mid-1950s office buildings with an 18-floor tower in the centre. Since then, 30 Eastbourne Terrace has been transformed into 48,115 square feet of prime office space. 10 Eastbourne Terrace has been refurbished to the same high standards and was fully let on completion (66,306 square feet).

Throughout the scheme environmental credentials have been high on the agenda including, closed loop boreholes, drilled to a depth of 150 metres, provide geothermal heating and cooling. Floor-to-ceiling windows minimise the need for artificial light. Best of all, the existing building structure has been reinvented from the inside out – a more sustainable way of working than tearing things down and starting again.

20 Eastbourne Terrace is the final piece of the terrace to be undergoing transformation to provide 92,000 sq. ft. of comprehensively refurbished office space over 17 floors. Full information available here|
