We've always been firm believers in the mutually beneficial relationship between office and retail premises. A lively, varied high street makes life more interesting for people who work nearby, and draws in visitors from all over London. Equally, the proximity of thousands of office workers is good news for any shops, restaurants and cafés in the area.

Our holdings in Victoria show this principle in action. Cardinal Place attracted 24 new retail brands to the area and is a central part of our Victoria retail estate strategy. 123 Victoria Street (formerly Ashdown House) is one of the next steps. It currently spans 20,700 square metres of office and retail space. Our plan is to refurbish the entire building to a high standard, with attractive office space on the upper floors and a mix of high-quality retail at street level.
